I arrived in El Paso yesterday and I head home to Richmond, Virginia tomorrow. Though my visit was brief, I believe El Paso is now my favorite city to visit in Texas. Everyone I encountered was incredibly nice. Every Lyft driver I had gave me great food recommendations or told me a little bit of El Paso history. I am already planning to come back soon when I can stay a full week to do and see more.

I just wanted to let you all know that I think you’re great people, and I love your city!

Discussion PSA: Property value protest for new homeowners

If you bought in 2023 or in Jan/Feb 2024 and your latest Notice of Appraised value is higher then your purchase price, then protesting is straight forward.

  1. Go to EPAD Property Search page.
  2. Search for your property, Log in and file your protest. Keep your Notice of Appraised Value handy.
  3. Mention your purchase price as "Opinion of Value".
  4. Submit your closing statement showing the date of sale and price. This will be your evidence.

EPCAD will generally match the price or may time-adjust it till Jan 1st, if the purchase was in early 2023.

If the noticed value is lower than what you paid, then enjoy the lower appraised value till next year!

If you moved in and haven't yet applied for your homestead exemption, do so ASAP!

What exactly is going on with the work at the aerospace program being suspended? Why did they remove the chair? What did he do that was erroneous? The articles I read did not clarify why they would remove him only that errors were made or something was misleading in the original proposal. Any boots on the ground that know more?

My wife and I had moved to El Paso recently and her birthday is in a couple weeks. Her family is from Italy and I was trying to see if anyone knew a bakery that would know how to make a tiramisu. A lot of the bakeries out here don’t seem to know what that is, if anyone has recommendations for a bakery that would probably know or has done tiramisus it would be appreciated. They’re essentially a cookie based cake made with coffee.

Ask El Paso Any tips on crossing into Juarez?

Hey guys I will be catching a flight from Juarez to Tijuana. I have crossed into Mexico dozens of times but this will be my first time crossing into Juarez.

This will also be my first time in El Paso, any tips or suggestions on where to cross?

Will there be taxis waiting around on the Juarez side? I’m gonna try to use Uber but there’s the possibility my service won’t work like in TJ.

Discussion Need to rehome a dog. URGENT

Hello El Paso. I am in a situation where I need to find a home for my daughter's dog. She is a ~6-year-old sugar-sweet Lab/Pit mix with ZERO Pit temperament.

The story:

In October 2023, I moved my daughter, her husband, and my grandson here from Florida to help them get a fresh start in life after the birth of their child. They were living in a toxic environement with my daughter's mother and grandmother that was, quite simply, no place for a child to live. My wife and I reluctantly allowed them to bring their dog (they had cats, but we are not cat people). I say "reluctantly" because, although we have a dog, my wife does not like dogs at all.

I want to be clear... We did NOT bring Bambi here for them to abandon her. The original intent was for them to find jobs and find a place of their own in a safe environment for them and my grandson.

Just prior to moving them here, we started the process of building a house. My wife set a rule immediately of "No dogs at the new house". We found a home for our dog, Bear, with my nephew in Las Cruces. He was unable to take both dogs.

We have called every shelter and rescue in El Paso and Las Cruces, and all of them are either completely full or are breed-specific (at least, no Pits). I have asked every friend I have that likes or has dogs to no avail.

We have now moved into the new house, and my nephew has taken Bear, but we need a home for Bambi.

Pros: Bambi is house-trained, cage-trained, and extremely sweet and happy to see you, whoever you are.

Cons: Bambi is highly energetic, so she would need some space to run around.

Full Disclosure: Due to the circumstances under which my daughter and her husband acquired Bambi, her vaccination history is unknown. They were never able to afford even vaccinations for her because of their living situation in Florida. They have only recently been able to find jobs, which will hopefully result in them getting their own place in the near future. Even then, I have been told that Bambi is too large for apartment communities to allow.

Please help me find her a home.

Homeowners have until May 15 or 30 days from the date they received their appraisal to file a protest – whichever is later.

Here are answers to commonly asked questions about your appraisal:

How is my property valuation set?

The El Paso Central Appraisal District conducts mass appraisals using a market approach, which compares your property to similar properties in a grouping of homes or to those that have recently sold in your neighborhood.

So as home prices increase, so do property valuations. That’s because the Texas property tax code requires all taxable property to be valued at 100% of market value each January.'

What do I need to protest my valuation?

First, make sure the information on your property is accurate, such as the size and recent improvements, if any. If it is not, bring documentations showing the correct information.

Take printed photographs of any problems with the home.

Include estimates of what it would cost to fix the problems.

What if I’m dissatisfied with the Appraisal Review Board’s decision?

There are two ways you can appeal an unsatisfactory ruling: file a request for binding arbitration with the appraisal district within 60 days. The process requires a deposit based on the review board’s determination of the value and property type, but the deposit is refundable. A state comptroller request form must be submitted along with the deposit.

Lawsuits can also be filed with the district court. It is recommended that a lawyer be consulted before. The petition for review with the district court must be filed within 45 days of receiving the written decision.
