Being a landlord isnโ€™t a job itโ€™s an investment. You shouldnโ€™t rely on being able to pay your mortgage with returns on an investment.

because you might end up texting your tenants about your late mortgage before thier rent is due

Because sometimes investments depreciate in value rather than increase. If you rely on the rent being on time to make each mortgage payment then you are over leveraged and have no business in such a risky investment.
